Echoing most of the reviews for this property. The condo was small, but fit our needs (2 guests). Check in was fine, and I was aware that the condos are owned privately and didn't have in-house guest services. It is a good location due to its vicinity to restaurants and shops. I had a view of the beach, but at times it did get noisy because of cars passing by blasting their music. The negatives I had was that the AC was too loud and agitated my allergies. Parking was also an issue. If you get in late, you'll need to find street parking.

We loved our stay! Hawai’i feels like home to us and Kona Islander did too! The sweet, lush jungle-like greenery, the cozy clean apartment, the pool and hot tub, the kind charming hosts at the front desk, and the peaceful neighbors were more than we could wish. And of course the ocean view and downtown Kona from our sweet balcony was a gem. Thank you guys! Highly recommend and would stay again and again here!

Expedia listing is not clear this is a timeshare/privately owned condo. There was no service or staff for support beyond people at check in who expected us to know about timeshare information. No blanket was provided for the pull out bed and since there was no service options we had to make do without. That being said, pool was nice, unit was clean and location for accessing Kona were all positives.

The positives: The unit (252) we had had a side view of the ocean and view looking up the street. The bed was comfortable. The fridge kept things nice and cold and the microwave and coffee maker worked well. Dishes, cups, and glasses were available. The pool is great. The grounds are beautiful. We were lucky with parking and only had to park off-site once. The staff was great!!! The negatives: The unit could be cleaner. The floors could stand to be washed. The dish drainer bottom was Dirty. The cabinet under the sink could be cleaner. A roach motel would be a nice addition. (Knew they could be part of our stay, them having their own "motel" would have been nice.) There was one spoon, one fork, and four butter knives. More silverware would have been nice, and one sharp knife. Overall we enjoyed our stay and would stay again.

Parking was at a premium. If we used our rental, we feared nothing would be available upon our return and we'd have to park off-property somewhere. Not knowing the area, that made us very nervous since we were using a rental car. Check-in was long and tedious. I was made to read and initial over ten warnings and fines for a number of ridiculous potential infractions. This set a very unpleasant tone to our stay. If I could have gotten a refund, we would have left on the first day. As an adult, I should be asked to read all ten plus statements/warnings/fine related violations and initial once! It wouldn't have been so terrible if the front desk associate hadn't come off so stern / cross. Rather unwelcoming. The sofa bed was the best I've ever used. WIFI access was extremely difficult to set up. We were given the wrong network/user-id at check-in and had to reach out to two outside companies to get it resolved. Unit door security locking system was excellent. Very quiet most of the time. Property was centrally located to most of Kona's night life and dining.

We were in Unit #128 first floor. Pro's: staff was friendly. 1. Aliyah took the time to give us all the local places we would enjoy. 2. We had access to hot tub and pool area. They also have a grill area and shower area before you step in the pool. We had access to a laundry area on site. They was alot of animal and bugs on the property. A small Gecko entered our room.There is a roaming cat around the area. 3. The place is across the street to a beach area. The island seemed laid back with friendly people. 4. Uber from the airport was $25-40. Uber rides around the place was $7-12. Not alot of parking if you had rented a car. CON's: The property room was outdated. 1. If you need anything you have to contact the owner of the property. This is not a hotel. (I.e. pillows) They give you a number to contact. 2The AC unit emitted a watery moldy smell. 3. The shower needs an upgrade. I had the shower a longer shower because the water pressure was low. The Amerities was bare minimum. The toilet paper was low quality. 4.Small fridge/microwave only. Food was expensive. 4. The bed was confortable but you can feel the springs 5. There was wifi. You have to look on the box to access it. Programs on TV was limited. However, there was a mirroring functions that allow us to stream from our phone so we bypass that problem. 6. Low outlets. Look for the clock (outlets ontop) i moved it to the floor next to the bed to use my CPAP equip. Overall, its not the worst place I stayed in.

Loved it! very convenient for our group of friends. We did not realize it was not a “hotel” nonetheless our host communicated with us via text which made it more personable. Hoping to get the same two units next year TY :)

The outside was beautiful but had a lot of cats and smelled like cat piss. Limited parking had to park away from facility. Room was infested with roaches and mosquitoes. Bathroom shower was gritty and rusted.Room was supposed to be non-smoking but smelled an overwhelming scent of cigarettes.Could not stay one night in my room had to get another hotel.
